Ibtechar Offices Design & Fit-Out

Ibtechar is pleased to invite qualified Qatar-based integrated Design & Build firms to submit proposals for the design and complete fit-out of part of its new offices, located at Office 402, 4th Floor, Union Trust Tower, Lusail.

Project Scope

The project covers a total area of 230 sqm. The project shall be delivered in two clearly defined phases as described below:

Phase 1: Design, Review & Approval
The appointed vendor shall provide all services required to develop and obtain approval for a complete office design, including but not limited to:

• Concept design (single consolidated design proposal)
• Space planning and test fits
• Mood boards and material concepts
• 3D visualisations / renders
• Concept-level MEP coordination
• Building authority and landlord compliance drawings (if required)
• Preliminary project schedule
• Detailed cost estimate aligned with the QAR 450,000 total budget cap

The design must reflect employee needs identified through internal analysis, prioritising collaboration spaces, quiet areas, meeting rooms, pantry/dining areas, innovation zones, and a client showcase area.

Formal written approval by Ibtechar is required before proceeding to Phase 2.

Phase 2: Construction, Fit-Out & Delivery
Upon design approval, the vendor shall execute the complete fit-out works, including:

• Full construction and interior fit-out
• All MEP works
• Furniture, Fixtures & Equipment (FF&E)
• Passive IT-ready infrastructure (cabling, power, data pathways – no active systems)
• Internal signage and branding elements
• Coordination with building management and authorities
• Final testing, commissioning, and snag resolution
• As-built drawings and handover documentation

Exclusions: Active IT systems, AV equipment, and hardware procurement (design coordination only).

Eligibility Requirements

• Qatar-based company
• Proven experience delivering integrated Design & Build office projects
• Demonstrated capability in projects of similar scale and complexity
• Availability of in-house or contracted design, MEP, and construction resources
